← All guidesDamaged plaster: cause before finish
Document loose plaster and stains without confusing cosmetic repair with resolving their cause.

01 / PRACTICAL GUIDEObserve where and when the defect appears
A stain near a window, detachment at the foot of a wall and cracking at a junction between materials require different assessments. Note how long the defect has been present, whether it changes after rain and whether previous repairs have been made. A chronological description is more useful than an assumed diagnosis.

02 / PRACTICAL GUIDESeparate removal, repair and finishing
The work sequence depends on the substrate and the cause of deterioration. The proposal should describe areas to remove, preparation and compatible materials before skim coating or painting. The visible defect and the required repair may cover different areas; the junction with sound material needs assessment.

03 / PRACTICAL GUIDEChoose the repair after assessment
A new paint coating is not in itself a solution to water ingress. Before repairing the finish, establish whether a cause beyond the surface needs attention, such as a junction or leak. Building work and any specialist intervention should have explicit responsibilities and scope, avoiding generic promises of a permanent cure.
